Why Some KLCC Condos Keep Winning While Buyers Look Elsewhere

Two things are true in KLCC right now at the same time: a handful of condos keep breaking secondary-market price records, and buyers are quietly spreading their attention to Bangsar, Damansara Heights and beyond. Here's how both fit together.

Meeting investors from different countries over the past few months surfaced a pattern worth naming clearly: KLCC is no longer the automatic first stop it used to be. More buyers are actively exploring Bangsar, Damansara Heights, and other precincts before they even look at a KLCC unit. And yet a small group of KLCC condos keep achieving some of the strongest secondary-market transaction prices in the district. Those two facts aren't a contradiction, they're describing the same shift from two different angles.

What the winners actually have in common

Looking closely at the KLCC condos that keep appreciating rather than stagnating, freehold status shows up again and again. These are developments that aren't competing against a wave of future leasehold supply chasing the same tenant pool, so their scarcity holds. That scarcity is a large part of why they keep setting price records in the secondary market rather than just at initial launch.

Track record matters more than the launch brochure

A strong secondary market is a much better signal than a strong launch. Anyone can market a new project well; a unit that keeps trading at strong prices years after handover is showing you real, repeated demand rather than a one-time marketing push. A KLCC address on its own isn't the differentiator it once was. The units that keep performing are the ones that would stand out anywhere, on freehold status, on genuine scarcity, on a resale track record, not on the postcode alone.
